Garage door weather seal replacement in Raleigh

Daylight under the door means drafts, water and pests have a way in. A new seal closes the gap.

A garage door weather seal is the rubber or vinyl strip along the bottom of the door, plus the stop seal around the sides and top. If you can see daylight under the closed door, feel a draft, or find leaves, water or pests inside, the seal is worn or the wrong size. Replacing it is one of the quickest fixes we do.

Signs your seal has failed

Why Raleigh wears seals out

Heat and humidity do the damage. Long humid summers soften vinyl and rubber, then sun and temperature swings harden and crack them. Spring pollen and mud pack into the seal channel, and sprinkler spray and wind-driven rain from summer storms keep the bottom edge wet. A seal that was fine at installation can be stiff and split after a handful of seasons. We also see wood jambs swell in the wet months, which leaves gaps along the side stops.

Pests, water and drafts

What we do on the visit

We inspect the retainer channel and the bottom bracket, measure the door width, and fit a new seal cut to length. We check that the door sits flat on the floor, adjust or replace the side stops where they have pulled away, and test the closed door for light and drafts. If the bottom panel is rusted through, a seal will not hold, so we will tell you and point you to panel replacement. A seal check is also part of every tune-up, and the rest of what we fix starts at garage door repair.

Choosing a seal

Rubber and vinyl seals both work, and the better choice depends on the door and the gap. Rubber tends to stay flexible through temperature swings. Vinyl holds its shape well but can stiffen with age. On an uneven slab we use a taller or double-bulb style so it still meets the floor, and where the apron slopes toward the door we add a threshold seal.

Side and top stops

The wood or vinyl stops around the door get less attention than the bottom seal and fail just as often. Nails pull out, paint cracks, and in the wet months wood swells and rots at the base. We check the stops for gaps and soft spots, reset or replace what has pulled away, and fit new stop seal along the sides and top so the closed door meets them evenly.

FAQ

Common questions

How do I know what size seal I need?
It depends on the retainer channel on the bottom edge of your door (the style and whether it takes one or two strips) and on the door's width. A photo of the bottom edge helps, or we measure on the visit.
Can I replace a garage door bottom seal myself?
Many homeowners do on doors where the old seal slides out of the retainer. If the retainer is bent, the seal will not come out, or the door is out of balance, call us. Do not touch springs or cables.
Will a new seal keep water out?
It handles splash and light runoff. Heavy standing water needs drainage fixed outside, and a threshold seal can help on a sloped apron.
Does a weather seal keep mice out?
It closes the gap under and around the door, which is the easiest way in. It is not a substitute for pest control.
How often should a garage door seal be replaced?
There is no fixed schedule. In North Carolina's heat and humidity, check it once a year and replace it when it is cracked, flattened or letting daylight through.
